Sector 02
Real Estate
The Group owns commercial properties in France occupied by established operators.

Asset selection
KEROC invests in buildings used for restaurants, food retail, hospitality and services. Selection starts with the location and the activity carried out in the property.
Accessibility, commercial visibility, the site’s surroundings and building condition are reviewed alongside the operator. Lease analysis includes duration, rent, indexation, key dates and the respective obligations of landlord and tenant.
Selection also considers planned works and the building’s suitability for its use. The potential to reuse premises if their occupier or surroundings change is part of the assessment. These factors complement the analysis of rental income.
Operator references
The brands listed identify operators or tenants of the properties concerned. They do not indicate that KEROC holds equity in those brands.

Property management
After acquisition, the Group monitors leases, rents, indexation and contractual dates. Relations with operators help identify maintenance matters, required works and changes in use.
Management includes monitoring the technical condition of buildings and preparing necessary interventions. Works and adaptations are assessed against the responsibilities set out in the lease, the occupier’s requirements and the property’s circumstances.
Financing is also monitored for each asset. Decisions to retain, adapt or sell a property take all these factors into account.
